Agents use comps to set price, set appraisals, prove to the mortgage company what it is worth, AND help you make the right decision on what to offer for that home.  

The decision may hinge on whether you are moving a few miles away or a few states away.You'll have to meet health and safety code requirements and perform maintenance and repairs on the property yourself, or hire others for these tasks whatever you have decided.

Five days is just too short of a time frame for most lenders (including private money etc) to perform their due diligence and come to a decision.
