The grantee needs to be a trust for the benefit of family specifically spouse and/or children of the trustor.  

Now, my wife is presently a stay at home mom to our two children.

My wife and I have 5 young children.  

I personally would rather pay 750k for a beautifully renovated property with a master suite than have to potentially share 1 bathroom with all my guests and children.  

This may or may not be an option for me but I'll write it here because it seems like something that SHOULD be easy to break into for extra cash.Writing a children's bookThis would be a fun project to do with my wife and daughter.

I'm currently funding two other property rehabs in which the owners (my children) will cash out refinance my contribution. 

To add, these were not just business partners, We trusted these people to have our children if we died, so we trusted them to be acceptable partners. 

Half of the immediate children/heirs are alive.  

I subsequently moved across the country so I could have joint custody of my children.

Your most likley tennants will be a family with children and possibly pets.
