When State AGs and regulators begin prosecuting, and they are and will, small lenders and note dealers/investors will be devastated trying to defend themselves.

But what I'm finding challenging is just getting the chance to pitch the service to new agents beyond those I already have a relationship with.I've come up with some ways to make my service easily accessible, including offering every new client a free sample set of tours and also offering a "don't pay until the property sells" deal where I cancel all fees if a listing fails so the agent is risking money on a deal that doesn't pay off.

@Richard D.I agree, judges do tend to side with the tax suit defendant/owner in these cases and Bankruptcy courts are there to protect creditors and losing a major asset over a few thousand dollars in a property tax suit doesn't fit their charge.

I have had some very social friends who lived on flag lots in NJ, it really was only a challenge when people couldn't find their place.

There's a whole set of challenges when working with senior lenders, including how to get the darn payoff, how to reinstate, how to insure, etc.  

Either way, I would immediately get an appraisal, take the appraisal to the court house and challenge the taxes.  

Anybody knows what are the challenges in this type of deal ?

Also plans to attend a few of the REI meetups in Dallas... that will be a challenge b/c I'm a bit on the reserved side.Thinking the first flip project will likely be a partnership with a buddy from Dayton that flips four or five houses a year.
