Many investors make the mistake of assuming that a shorter PMA is better:( There's a reason purchase contracts have type so small you can barely read them, yet are 4-6+ pages.Reality is:1) Only if it's properly in writing, do they have to do it.2) If it's not in writing that they can't do it - they will and charge you for it.

Looking for some advice on purchasing a four plex. 

I am trying to set up an LLC and have it purchase the multifamily home for me.

I currently have three properties that I purchased in my name as personal residences.

Purchase price: $660,000 Cash invested: $130,000 Sale price: $1,015,000 Bread and butter duplex in a really great area.

Purchase price: $640,500 Cash invested: $110,000 Sale price: $845,000 Single family fix and flip purchased from wholesaler.

I think you're saying you'd like to make a deal with the buyer to purchase the property, however, because they don't have title, it's not the buyer's property to sell.In that instance, what you could do is offer a four-year lease during which time you make payments that would cover their payments to the owner, and an option to purchase.

You just have to make sure all of your numbers are good before you purchase.
