These are all solvable problems you can draft a business plan for, then propose your strategy and projected business benefits to the host.  

If it needs basically zero repairs and you think the ARV is $200k you could probably sell it to a long term landlord for $180k or a flipper for $150k?

Be as detailed and specific as possible when mentioning your future plans, current operation/experience level, ongoing projects, etc.

Do not fall in love with projected returns.

If I were you, I would stick to the better situated markets and if the flip model is not working, focus on different strategies until you can make it work with necessary margin (especially on your first project where there will be a learning curve).

This is pretty basic stuff to explain to a client. 

My husband is incredibly handy and loves reno’s (he will lose sleep from the excitement of finishing a project).

Being 1099 and not having guaranteed income is challenging as is, I'm essentially dipping deep into my safety net to fund this project but the last couple of years have been great and I'm eager to get started.
