I couldn't believe that heated the entire 3 bed/2 bath 1400 sqft house, it did a great job.

You can rent out 3 bed 1 bath in Garfield for $1500 and for $1250 you would have A LOT of takers.

So by the time the contract with the tenants expired and we came back to check on the house, we found out that our furniture was moved to the garage, beds and all, pieces were missing so we cannot put them back together, 2 sofas are ripped off by the tenants dog, and on top of all, the management company is charging us for the water and electric bill and reconnecting fee for a month because they had to reconnect it when they had a cleaning company come and "clean" the house.

She also left a few small items behind (an old TV, a bed, ironing board and a drawer of junk).

*disclaimer: always varies, this what I have seen with my buyers.As are is if it's worth it or not,  that's an interesting question.The big plus is in our area,  vacancy rates are very low. 4- 1 bed units at 1000/month with you and your wife in one of the units should enable you to live "free" or close to it which is certainly respectable .Collin

The property, was a 2 bed 2 bath 972 sq. feet unit listed for $27,900 with a cheap cheap HOA of $183.

(green toes, green lawnger, etc) These are pigments and paints.We tried to establish Buffalo grass here, looks like we have to much annual rainfall for it.I Personally  have a 2 acre lawn, on top of the Hill we call a mountain. (1000 ft above sea level) I have drip irrigation that feeds he flower beds.

The guy didn't see any termites inside the property but found them in the flower bed near main entrance.
