In fact, in most cases Housing Authorities will pay a little more than market rates.  

I'm debating whether I should go through the planning department and convert the SFR into an official duplex with the city.

They have the attorney make it official at closing.the moral of the story is have an attorney do it because each situation is different :)

What kinda strange is this unsolicited broker is officially disclosing that she is working on my behalf and has only asked for a 2% commission and would i be willing to pay that ?
