I was wondering if anyone had any experience with this and if there is any expedited process that would allow me to get it within the month or as fast as possible?

It seems to me that I have an agreement with the seller even though the seller did not sign their offer.I want to protect my position and not allow the seller to go around me. 

Maybe you only work on Probate listings, Divorce listings (I know but unfortunately, it's a thing in CA), Seller Only agent, Buyer only agent, only working with investors (This is great because they keep coming back if you do a great job) There's so many more but becoming a specialist will allow you to hyper focus on one area of RE as a realtor and dominate that segment.2.

Some folks situations can allow them room to be in the negative for a year or two, but again it is very specific to everyones situation. 

I allowed them to have a dog in their lease of course making them liable for any damages.

If you are first starting, it makes the most sense to target high cash flow markets like the Midwest or the South and work on building a backbone of good cash flow that can allow you to chase appreciation opportunities.

@Kostyas Constantine  Thats great, it will allow you to get full cash out then. 

One thing to get in the weeds on though (and I am not the expert) is what type of foundation will allow the greatest financing options for prospective buyers.
