I don't know if that's helpful - I did not have a "rock solid" financial position at first - I took a shot on what I believed to be the best odds of success with my house-hack as soon as I thought the odds were in my favor to a significant degree.

I'm not going to say getting into RE is impossible at $20k a year, but you will increase your success rate exponentionally if you can move that needle up a bit more.

Im in southerner California and I'm looking to see if there are any willing experienced/successful wholesalers that are willing to meetup and and discuss where I can start.

Successful businesses are the ones that determine from the start that they will act a certain way; usually with integrity, putting the customer first, acting socially responsible, etc etc. 

My husband and I did this very successfully in a similar position to yourself and have a nicely cash flowing duplex now.
