Hello, I am planning on purchase two triplexes that have a single water meter for each property.

The only documents we have would be a signed lease, and tenant ledger.

I have subscribed to propstream and have a way to create a funnel but I would love to hear feedback on how to use this tool or any other tool to effectively get houses under contract and to use my time efficiently.

Others would have a different order etc.

Additionally, I have a broader vision for developing the land behind the property, which is currently in progress, creating additional opportunities for long-term rental income and growth.

I would have to pay about $25,000 real estate commission to sell, and probably about $5,000 in other costs.

Terry,Have you weighed out the pro's and con's doing a fix & flip and capital gains versus fix and hold long or short term rentals?
