I'm curious, for standard builder grade construction, how much does the land cost add to the square footage cost?

There's often good reason NOT to squeeze extra units into the same square footage.

Then you will have the option to update square footage, lot size, home style, features, add pictures, give a description, etc.  

I removed 2/3rds of our roof with the plans of adding new walls and a new roof to produce new livable square footage.  

I am guessing you are adding on square footage to the properties as well, rather than just renovating?

Rookie here, looking at comps in the area, the other 3 beds with low sq footage are older homes.

Hi @Marie-therese Tai - I'd recommend using https://www.rentometer.com/ to ballpark what the market rent in your area is.I'd also take a look at Craiglists and see what studios with similar square footage are.

Adding additional square footage and changing layout, say an above the garage addition can be $100k or more.

I assume you've already logged in to Zillow and claimed you're the owner and made sure all of the features and square footage are correct?
