Call the utility company, share your nightmare with them, and ask for the historical usage needed by your insurance adjuster.

Hello allI am a new wholesaler and Im cold calling cash buyers in my area and asking their criteria to match them with properties I find.

If you are in the corporate world and are tired of having to go into the office or having zoom calls in your underwear with a nice shirt and tie on or if your are self employed, what are your options for retiring early?

.- make a manual for them. what would your own kids be calling you about when they first move out on their own?

This allows me to have some basic information ahead of time and if I want to be able to set up a phone call as well prior to showings.

@Nathan Frost This would be called a portfolio loan but most lenders with this product require a minimum unit count, usually 5 units.

After working with a lot of lenders over the years, the most important thing for me is their level of customer service (will they provide a lender letter promptly for you when you need to write an offer quickly, call the listing agent to help you get your offer accepted, pick up their phone for you, etc.) and do they close on time?

Shopping around for the best interest rate and a rep that will actually give me a call back.
