Demo and cap all utility lines etc, permits cost alone is 700 plus my fee, plus the actual repair, that's about 4,000 in costs alone. i am not sure what triggered it, it was probably the last tenant that was there, since there was an indication that he wasn't happy being kicked out, took the kitchen cabinets and ceiling fan, according to the owner.

Besides, It's worth $60k more before I even close the deal...The lawyers cost more than escrow companies, but when the S@#T hits the fan, if you have a good lawyer... they can save your deal or whatever you want with the deal.
