I live in the Bay Area and have been focusing on regions outside Yosemite national park to do my research.

People don't want to live in a basement.

I currently lean toward upstate NY and MI (Detroit metro) as I live in the west but have family in Canada not far from those locations and the idea of being able to visit family with trips that can double as business write-offs is appealing.

Do that every year until you are tired of house hacking, then find a SFH you want to live in. 

If you didn't get an inspection and you plan on living in the property immediately or someone else lives in it immediately, you need your homeowners insurance to accept the condition of the roof. 

I lived there for almost 10 years before moving to NJ.

@Eric Carr there a couple of ways to look at this.

Totally, at the end of the day, practically, if you have $1 mil buying power, it is wiser to buy in two Class A $500k house than buy ten $100k duplex somewhere in Ohioville :) You would know it from real live actual execution , HVAC price is the same between 100k houses and 500k houses.
