I was more interested in the what I guess you would call the case-study of the situation, being when you have someone under 18 trying to rent with others as a group.I would call it playing at being a grown up or Animal House.I once got a call about a vacancy from a very young sounding girl. 

It's called loan fraud.It's one thing that you already broke your commitment to occupy the house for an initial 12 month term because of your relocation. 

I tell them that since they broke the lease they are not entitled to any deposit back (see lease section x) but since they did a reasonably good job cleaning up the house here is an allowance back from their deposit as a token of my good will.
