in my area (boston arera) the really only way to cash flow a decent buck is to go to the lower income areas...i have no problem doing this, however its not for every one...i try and focus on the better areas in the lower income areas, there are still pockets in some of these bad cities...in these areas i believe section 8 is the way to go...i have section 8 tenants in 12 of 14 units...section 8 tenants are no different than the other tenants in these areas in terms of cleanliness, reliability etc...the only eviction ive had to do in the last 5 years was a non section 8 tenant and i ended up losing about $3K on that tenant...also each housing authority is different

I did some recent analysis of price changes in 20 major MSAs around the country and it looks like the Boston & San Diego (along with other major CA MSAs) RE markets might actually be starting to turn up.I am in Dallas so know nothing about these areas.

I just ordered 100 signs ($155 plus shipping) so I will soon be able to tell you my success rate here in the Greater Boston Area but I was wondering how many wholesalers put signs on their cars and if they get any calls that way?

I see your from Norwood...I'm on the North Shore, basically still greater Boston...my experience is that cash flow inside 128 will be very difficult...even inside the 495 belt will be tough but doable maybe in the cities of Lowell and Lawrence or down closer to you say Brockton or Taunton ...to get good cash flow you have to go to central Mass or even RI...

In the Boston area I have seen written notice deadline of their 'intent to renew or vacate' as far out as 4months in advance of Lease Term date (closer to where all the Undergrads live, but on average I have people on 60-90day notice periods ...and I wrap up the new leases docs typically within a week of that notice date.
