It be nice if I could present each property with  the block of times not taken yet and let them pick.  

They are young and healthy, so access to green-ways, gyms, and parks is a nice plus.

If you are trying to time the market, I would caution you to only do so on properties that would not be subject to a 1031 exchange because you are just going to need to buy back, likely, in the same market from which you are selling.  

I intend to do my due diligence, inspect and physically see the properties I buy, but it would be nice to get some leads from the community based upon real world experience.

I usually get grand slams with a mixture of both but looking at a nice house in a really crappy neighborhood.

Nice, rural area about 10 mins from town.

Extra bathrooms (even 1/2 baths) can be very good and garages are nice as well.

I did get a 4-star overall rating from a guest who gave the place 5 stars on every one of the subcategories and left a nice message. 

$100k will get you a NICE property anywhere in the Midwest.
