That's always good to hear.Plans have changed a bit and I think I now prefer to deal scout the MLS with an investor friendly agent, then giving her local management duties while I do my part remotely in terms of marketing vacancies, payment handling, repair requests etc.What range would you guys target as a cash on cash return for C/B properties that are reasonble MLS deals but nothing stellar?

I’m active duty Air Force and finding temporary housing has been an issue for many families across the country.

If nobody nibbles and you don't have the time to keep up with snow and mowing duties then hire someone to do the work for you, slowly up the rent to cover the costs and if somebody objects - dangle the credit for yard work option. 

The issue is more of the PM's duty to perform after the freeze when notified and what transpired after that point, which speaks to process, procedure, etc., all based on the written contract and/or verbal agreements in place prior to the loss.
