It's specifically designed for rental properties, but it still does the trick for us.

My uncle had a similar situation.. he bulldozed the house, but I would not recommend that :) From what I've read a 2 phase extermination followed by a good duct cleaning generally does the trick for even the worst houses.

I do think there could be a lot of value having your accounting and PM wrapped up in one platform, but you're not going to teach this middle aged dog new tricks. 

I know several people who were tricked into this and got a degree in psychology, because it's so interesting.

I really think this is the best "trick"out there.Quick story: I have a real estate student that took my RE course, and she is a school teacher.

The real trick is governing them properly to maintain their protection, as well doing the legwork of accounting and titling assets correctly!
