I am contemplating putting an offer in , contingent upon the Buyer's agent commission being rebated back to the Owner, then this money will be used to pay closing cost.I am thinking this is somewhat common for experienced investors, but I am just guessing .So , my question is, can I get the Buyers commission rebated back to the owner, then this money is used for closing cost ?

Nick, good point..however it's the negotiaition that decides whether the property is contracted or not...for simplicity's sake i'm using wholesaling as both an entry and exit strategy..should've mentioned that in the beginning i guess..lol..sorry

So I guess you just buy the property and do the repairs in cash, get it rented to show income, and then get the cash out refi from the bank to pay the private lender off and have some cash left over to reinvest?
