@Ryan Corcoran I am a direct multifamily lender for Fannie Mae and Freddie Mac and I agree with @Eric Johnson that if you are planning to do substantial renovations and increase value by 30%+ you might want to get a bridge loan (short-term, higher interest, higher LTV) and then refinance into a "permanent" loan once lenders are putting capital out more freely.

I do invest in REITs online but they are minimal investments and nothing substantial enough for me to "escape the rat race" and I think the cash flow opportunity and well the opportunity overall is significantly bigger if I invest in more hands on real estate outside of REITS or index REITS.
