Many of the low income folks I have rented to are pros at "working the system" and will bleed you dry.

A perc (percolation) test is to see if the natural soil works for a septic field....has nothing to do with environmental issues, but could be a financial killer for a lot of lots.

Also once corrected should not be an issue going forward.. virtually every flip we did in and around Dallas we got the house because it did have foundation issues in that area it seems like to me its not if  but when your going to have to deal with the soil and cracks in foundation.

For example: 10K upon plumbing and electrical completion, 10K upon dry wall etc., and 10K upon receiving a certificate of occupancy.  

This is a device that would allow tenants to connect their phone to the machine via bluetooth and pay for their wash or dry electronically. 

What happens is most of them get sucked dry and leave the business.Hint: If you go on Ebay or similar you can often find lot's of coach materials that people bought and are reselling for maybe 10 cents on the dollar.

I don't see any benefit to giving people a home to rent when their first act on US soil is a crime!

Newsflash: landlording/pm is a job. rehabbing is a job. wholesaling is a job. the difference is to flip the contract immediately(before the ink dries) or a few months down the line but its still wholesaling.
