Appreciation is likely on the low side for the coming years (with a massive inventory shortage across the nation). 

nice job I grew up flipping land I love that play still fund land flippers to this day is a niche of lending that I have carved out..

I've come to the same conclusion for my properties when it comes to dynamic pricing tools.

I always say, if you have the deal, the money will come.
