The way to buy hold, and operate these types of real estate is what's unique. 

For creating a listing keep it simple and clear.

It seems simple but complex at the same time.

Business or charity.... being afraid to operate your business to it's full potential is not a good start.

I also remodeled an entire house for $3500, so I am weird, but there are lots of simple things you can do that save large dollars.You're stuck with your PM for a while it sounds like. 

It’s pretty simple, if you can make a legitimate claim that it’s your primary residence there’s not reason cmhc won’t insure the loan.I’m pretty shocked a mortgage broker would give that point of view, it’s flat out wrong.

Ahhhh....Fee Simple Title....I can't tell you how many attorney's I've had to educate on what fee simple title is.

I also agree that you want to find properties that are simple to take care of and easy to manage to start.
