Engineered wood floors look and function well, but cannot be refinished like hardwood floors can.

So the big cost items are in good shape and I don't see much wood rot or anything like that which would make the costs really get out of control. 

The whole attic was sealed with some sort of sealer on all the wood and a new tile floor was put in the kitchen along with a whole lot of new wiring.

When I moved in this house had been a rental that the owner overpaid for and was dumping after his tenant passed on - sheet vinyl flooring, fake wood cabinets and Formica countertops, builder-grade everything. 

I have found in life in general, that the solution to every problem, can be found in the problem itself...hidden, in plain sight. 

We have only dealt with brick and wood fencing. 

We made the offer of $70K sight unseen based on the realtor's advice contingent to a walkthrough, etc. but were unable to find out what the rents were in the complex.
