Hi All, I know this will be highly unscientific, but I'm just looking to get a ballpark figure here.

Talk to a contractor and figure out if any upgrades will be needed to comply with the building code.

Figure out what the property is worth to you based on your underwriting and how you plan to operate it and adjust your offer accordingly. 

I am looking for more information to figure out if its worth the hassle of renting out (poor tenants, CAPEX and property management)    Any feedback on valuing the investment would be greatly appreciated.

Multiple developers with insane over-asking cash offers, properties well-outpacing the appreciation rates of even statewide averages, and renters / buyers continuing to pay these figures due to the scarcity of housing within an hour's commute of downtown Boston.  

There are so many "gurus" posting there 5 figure checks online when the reality is, this is a tough, competitive business that requires you to bring your A GAME.

The IRS and Treasury Department clearly haven't even figured it all out yet, so you have time to think about it.
