To "hedge" your equity position you need to reduce principal.Look at an amortization schedule at a loan amount over 30 years, the principal reduction is minimal in year 1 and barely increases in 5 or 7 years.

I went down a few years back looking and it's really rough stuff I wouldn't touch no matter the price.I think it is way overpriced and you need to get a reduction to take this on.

Are they euphoric because days on market is very low and there is hardly any price adjustments or are they optimistic but willing to capitulate to reality because days on market are long and multiple, sizeable price reductions have occurred repeatedly in the neighborhood?
