I'm steering clear of sfr until the next recession!

The plan was to hold both but ended up having buyers come along who made me offers that I couldn't refuse.I like the asset class because it felt somewhat recession proof, and if you find a more local "mom and pop" type tenant, the returns can be quite high.

Lately, I have my core sponsors but have expanded more and more into so called "recession resistant" asset classes within the real estate niche.

I could very easily imagine that folks would go on vacation far less often or not at all during a recession for example, so I'd expect your vacancy rate would be much more cyclical ... that and the regulatory risk of the city effectively outlawing it ... 

Plus Grant Cardone seems to invest in it and it's deemed "recession-proof".

I know many on this site consider appreciation icing on the cake but our economy here is set up differently and is built for any kind of recession with a large government job base so we have seen 40 years of continuous appreciation. 

Airbnb has seen some declines since the recession hence you don't want to be locked into that that one strategy and realize it doesn't cash flow after the fact. 

From what someone who's been wholesaling almost exclusively for 20 years told me once, wholesaling is a pretty recession-proof business.
