I would love to hear more about the specific goals that you have.

For every project, create a thorough budget that includes the costs of purchases, renovations, carrying, and sales.

Your payoff of the consolidation loan will also bolster your standing with the bank, making it more likely to stretch a point and finance your next project.  

The goal of research is not perfection, rather to ensure mistakes are small. 

That might be an appropriate rent increase, but it is not a panacea for fixing the financial problems with the project.

Not all agents are equal, find the agent who fits your goals best.  

My goal is to live in this first property for at least 12 months (but realistically a few years) and have a roommate in the second bedroom to help offset the net costs.

Haven't seen anything like this yet and thought it would be quite the project for anyone interested in a cool data science project.
