If I try to get a duplex and house hack, I run in the same problem with paying for unforeseen expenses with a tenant I’ve thought about new construction as well, but I don’t see the benefit in that, as it will cost me nearly double what I’m paying now, and slow my progress on paying down debt.

:)  Either way the point is you started early and are making great progress. 

Looking for management software that enables the owner to log in to a dashboard to view their calendar, reviews, and financial progress.

I am taking online courses and watching as much youtube videos to progress my learning process to make my first deal.

If the general rule is to buy in the path of progress, I guess the opposite would also be true.
