If this is the case, we would need either some of the big repairs met, or a pretty drastic decrease in agreed price.

I figured it out pretty quickly, as the house the person was trying to rent was actually for sale by the actual owner.

Option 3:Look into Wholesaling it’s low cost to you and pretty lucrative if you find the right deal.

I think @Wayne Brooks pretty much answered it, but a few other things the potential buyer might be referring to are whether there is any junk dumped on the property, any structures (houses, mobiles, sheds, barns) or any fencing.

Title says it all... this is in my personal residence but I’ve found BP to be a more credible source for answers than searching the web.After 2 or 3 showers the water gets cool/lukewarm, not freezing and will stay that way, can usually get away with a shower in the morning and one at night without problems but if it’s the kids in the tub and a shower that pretty much uses it up.Typical usage, nothing too long, any help?

I don't know much about out of state LLCs but in CA there's an annual $800 fee just for having an active LLC so I'm definitely trying to avoid that since this would be a pretty small project and that would be a decent chunk of cashflow.

Their site looks nice and pretty transparent, although the FAQ about pre-payment penalty is a bit vague.
