In the near future, there is no way to predict what the next obstacle that will need to be overcome will be but there will be some obstacle.

It's predictable & generally safe way to invest capital for a reasonable return if you are investing in a good location with strong fundamentals. 

Predicting the market with guaranteed accuracy is notoriously difficult.

The 15-year term with a hefty prepayment penalty, while providing a predictable long-term structure, binds your hands.

Sure the grid is underused most days and designed for peak days but I predict that gap to shrink with more electricity. 

I do believe amazon, United shore and the other various companies have helped with the upswing of the market values but I dont believe it was un predictable prior to those companies being added.

Nobody can predict the future with certainty, but taking a historical perceptive, how much upside can there be at these interest rates and cap rates?
