Right now I have one checking account, and a Individual brokerage account with most of my capital liquidated, Im debating If I should open a new account before I get Pre-approved, or wait until I buy a property to do so.

I haven't personally looked, but depending on how far you consider "something nearby" you could start to look towards Bakersfield/Fresno or moving east.

Has anyone had good or bad results from trying out credit report and score businesses that aim to improve credit and help in the journey to gaining a pre approval for a mortgage?

Once the lease is up, it will be dependent on your local laws.

Andrea,A lot of great options in Smithville and Kearney just depends on if you going for a SFH or 2-4 Unit Multifamily. 

They put a property up on the market, put the taxes, insurance, and utilities on there, subtract an estimate for the mortgage and then say this property is a "cash cow!"

As a property owner one of the few rights I enjoy is to do with the property that I pay for, maintain, and pay property taxes on is to choose to whom I rent the property.

Obviously the husband recognizes that the other two are not financially dependable .Fortunately they never put together four complete applications.

As to financing, special use permits depend on the term allowed as to secondary financing, a special use permit for a property not properly zoned does not always qualify.
