I have seen many people miss out on good deals because they are so caught up on making numbers work to their liking…when at the end of the day, they are just projections and estimate and will never be exact.

whereas most people do not respect utilities that they do not have to pay for the utility bill could get expensive in my opinion.

It’s hard to do for paycheck to paycheck people.  

@Pauline Sabado B-ham has seen population decline, but people I know there advise looking outside the city proper.

Where people can get into trouble is when it comes to "self-dealing".

On the other hand, BRRRRs will cash flow slightly.I personally think that the farm purchase is more of an emotional decision for me and I am leaning towards not going forward so I can invest in BRRRRs which helps me achieve my goals more quickly. 

After the feeling out period they were good tenants for the next year they stayed.I think that a bird in hand is better than two in the bush unless the bird you're holding is an albatross.Honor all existing agreements and see if they'll honor theirs before running them out of town.
