If you maintain a clean and functional property and address safety issues as needed, your odds of getting in trouble become much smaller.

Most people in the mark now aren't patient at all for the project purchase.

You can also give yourself some safety with the choices you make in the property itself.  

If you make changes with a tenant, add an addendum.Take the time to do a move in and move out inspection, and take pictures/video of the property.Pay attention to safety issues in your property.
