I also do not know of any mortgage lender that would be willing to entertain the same, perhaps an unsecured debt, but not a mortgage.  

The other main thing that students complain about outside of privacy (make sure walls have a good sound barrier b/w rooms and b/w units) is a space for entertaining and if the common areas within the apartment aren't too big, you may want to consider amenities (pool, clubhouse with pool table, media room, study room etc) the biggest and most valued amenity outside of that would probably be wifi.

My favorite gem is Gilbert which is seeing lots of growth, especially with the growth of the entertainment district area.

Rule of thumb for us when using contractors is $1200 a fixture for plumbing (consider the water main a separate fixture, consider the water heater a separate fixture, consider outdoor spigots a half of a fixture, a boiler connection would be half a fixture).

Lots of free entertainment. 

If not, see if the wholesaler would entertain a week long inspection contingency so you can get a contractor over there once you have it under contract.

I stumbled across a single family house with a mother in law suite with outdoor entrance, kitchen, bathroom only 10 minutes after being listed on Zillow. 

If it were you, why would you accept a deal where you already had dp and monthly mortgages, and probably equity, and entertain someone who doesn't want to pay the value of what you put in?
