After examining the walls, I've counted 70+ nail holes all over the unit.  

I also bought a $100 wet tile saw and some diamond abrasive pads to polish the edges.

It requires much more capital.I don't mean to discourage you, but you should really get these points nailed down before proceeding.

@Martin Vehlow hit the nail on the head - sit down and determine what are both your goals which will help you determine how to fairly compensate him/her so you can both reach your goals.

I'm more interested in getting the process nailed down rather than making big profits at this time so my risk tolerance is low (low risk = low reward).
