If the situation permits, consider secret-shopping some of the rentals to get a good idea of how yours compares.

You can always find someone willing to sell you "great investment properties" in Columbus or Detroit or Kansas City or Cincinnati or a thousand other places, which you will have no idea on how good that investment is because you don't know the situation on the ground. 

Multiple, billion dollar companies are investing investing heavy in our area, such as Intel, Google, and Amazon.

Welcome to BPLots of factors - but a lot of people in your situation have had success doing the house hack in CA and then investing in pure rental properties in the Midwest - everybody's different, but that path seems to be a strong one for investors in CA that want to invest in RE but don't want to leave!
