Many have painted the walls different colors than the house that they are attached.

The building is pre-1978 construction, so we need to "Renovate Right" and take precautions related to potential lead based paint.

-- As I think I stated in the post, expenses include:( Ins + Property Tax +Maint & 95% occupancy rate)-- $2425 is gross monthly rent-- The $35K is my estimate to redo bathrooms, kitchen , paint & retape split corners & paint outside as it is still in it's original decor from 1968 when it was built.

I try to make my buy and holds special by adding granite, tile, hardwood, stainless appliances, new HVAC, and trim such as crown mldg and a three tone paint.

The tenant is also claiming the unit had lead paint.

Water has a lot of "heat capacity" so melting snow and ice with resistive electricity can be power intensive.It would be very expensive to operate.Heated driveways are for rich people.

The itch to rejoin real estate finally reached a level where I could not resist scratching it anymore.

I'd start with a few:Droopy ceiling fan blades - Excessive moisture trapped in ceiling and attic, possible mold spread inside, plumbing problem, roof leak, soggy studs, possible damage to electrical wiring.Cracks on the ceiling - Possible foundation problem, roof leak, or storm and hail damage to roof.Soft spot or dip on the floor on 2nd level - Workmanship on flooring cover, water damage to wood underneath, renovations done from down stairs ceiling created damage.House extension not built on slab or same foundation as the house - Difference in foundation and level.
