So on social networks this should work with the same model...In the long haul, the Private Placement model seems to be the way to go for building a fund.

Make or find spreadsheets to model what you think potential investments would look like and use & update them constantly.

The entire model was interesting to me, so my wife and I did a test AirBnB listings with a private suite connected to our primary residence in 2021.The income per SF was incredible compared to single family residential rental that we had previously owned.

She joked her own children needed psychiatric help because she made sure they were role models of ideal behavior.

I have seen people using realflowe and heard good things it just doesn't fit my business model the best. 

The BRRRR method, or @Corby Goade's model works because time is your friend.
