I have to do that when it comes to handyman services, I'm not mechanically inclined and don't have any real skills in that area.

When we coach Subject To, the emphasis is on doing so safely and legally.

With a savvy realtor and attorney, you can put forth a competitive offer that still protects you by waving the contingency with limited exceptions to mechanical, structural, environmental, and health and safety issues.

Just because the inspection report was clean doesn't mean the finishes meet tenants demands and mechanicals could still be older.  

So there are a bunch of things I do to get pumped up to go do real estate that don't necessarily impart any knowledge:-Read-Listen to Grant CardoneI actually think there's been too much emphasis not necessarily on reading but on mindset. 

Keep in mind i buy in B and A areas(Monthly Rent if property is COMPLETELY renovated to highest degree MINUS Monthly payment)*12)/(Down payment + closing costs + any needed repairs to make property turnkey (this includes changing old heaters, renovating kitchens, replacing mechanicals etc)I then multiple this number 100% to get my CoCIf I can get 10-12% in this market it is worth it.

So far, I'm attracted to wholesaling as it seems to be both a simple entry point and a way I can stay debt free.I'm a highly mechanically minded and detailed kind of guy, so understanding property condition and data processing is of no concern for me. 

There's a lot of good information in this thread but if you want to deal proactively with a buyer default and also avoid having to foreclose I do think it can be done... you just need everybody to agree how it will happen up front and put the docs and mechanism in place.And @Jay Hinrichs makes a valid point that it can screw up title going forward but it does at least get the deadbeat off title where he/she/it is doing all the damage.
