Is there a program or software that allows you to easily observe all the properties in your portfolio, as well as their details?

My goal is to purchase a small multi-family property with an FHA loan that I can self-manage while retaining my day job as a software engineer.I have been causally reading books, listening to podcasts, and self-educating on personal finance and different asset classes for the last 2 years before finally deciding on real estate; but I still feel like I do not know enough to go at it alone.

Would love to learn from you all experts here and contribute in the discussion as well.

When was your last flip and what is the market like recently? 

I did 12 years, got out last year, and started a defense consulting firm.

I have a wooden retention wall as attached which is about 30 year old I think from the time when this building was constructed, I have made slope down on right hand side corner last year for landscapers, tenants to go into ditch to cut the grass rather than leave it become mini forest with poison ivy plants as well there.

Sales are up by 10.8% compared to last year, with 1,008 homes sold in July 2024.

In short, all of the people that you need on your "team" that I have used personally, as well as, many of my clients for many years.

She is open to seller financing the house and we would like to make sure that I covered all the necessary requirements for this type of transaction and to minimize any tax implications on her end as well.
