Part of this limitation is that there are 1300 Section 8 vouchers floating around in my county; a very large number. 

We tried to design it to fit well in the sweet little neighborhood and have the style of the old Ann Arbor homes, which sell like hotcakes, but the amenities of a newer house--mud room/first floor laundry, master suite with luxury bath, large kitchen, etc.

I was listening to one of the BP podcasts the other day, it was with Tom Krol, I believe but I might be wrong, and I loved his advice that if someone told you that they had taken one of your family members hostage and you had to get a deal under contract within 72 hours, you probably wouldn't spend your time worrying about getting your website perfect or how your business cards looked.  

You can also get excellent advice from people who put contracts on properties with NO MONEY and NO INTENTION of closing.

These lenders will usually have a place of business that you can go to, have a website of some kind, have a professional email account that's not gmail, have a license or professional credentials of some kind, or have done verifiable loans to someone else I know.
