However, it has no affect on what your state, county, or city decides to do and I am certain that Washington, California, New York, Virginia, Oregon, and many other states will step right in and fill the gap to coddle tenants even when they have no justifiable reason for stopping rent payments.My only hope is that this prevents something similar in the future.

It was priced a bit lower than comps, but not enough to justify a new roof.

They're still getting a good enough deal so that moving may not be justified, you're increasing the cash flow, and not dealing with vacancy, turnover costs, and leasing fees.

For one it requires owner-occupation and you aren't supposed to have two loans, unless you can come up with a REALLY good reason to justify to underwriting. 

If you had made an exception for an out of country visitor to come for a week that would make sense, it is something you could justify giving to everyone as a perk once a year of so.
