My very brief investigating shows me that this should allow me a start in one of several areas in the Phoenix metro area, depending on what I ultimately decide to get involved with (single or multifamily).  

I visited KC last year to semi check out the rental scene for some potential out of state investing and thought it was a pretty nice city that would warrant further investigation.

I'm flying blind here because I don't have/can't get access to the reporting functions of Appfolio, and I don't think the accounting team with this PM has done much research/investigation into the features of Appfolio.

Your lease should cover early termination for the original tenant, if not you need to investigate what your state's laws are.

Lesson learned with that - Better investigate HOA, avoid flood zones, prob should have just paid the condo in full , maybe should have gotten a property manager?

You want to be sure the costs are not going to rise and/or there will be difficulty writing the coverage.You may want to investigate the costs of Umbrella coverage regardless of what you do for the ownership. 

One strategy that I am investigating is renting to travel nurses.
