@Omar MonsalvoYou’re doing exactly what you should be doing, reading, educating, interacting with a site like this, and going to school for a job that will have a respectable W2 income.

Sometimes in this business you need to interact with the neighbors of your property if you want to self manage.

A properties.. and what we find on the lower end 10 % returns or better.. is that beginners think they need that return not 3%  3% is for dummies.. only to find out 10% puts you in C and D and the inevitable heavy management interaction to keep these things from imploding. 

Then there is BP, lots of interaction, shared experiences and lots of support.

A couple of keys points in your interactions with them keep them short, unemotional, and in writing.

As an example: if you live in or interact with CA significantly, that has an impact as well because you want to try to avoid the franchise fee.
