One way to minimize this is to have pre-listing inspections done and included in the MLS listing.

Beforehand, inspect (as much as you are able) a few of the properties so you can start to get an understanding what auction properties go for vs. their condition.Ask questions of auction staff regarding purchase process.

If they don't know a lot of this off hand, its easy enough to find out during an inspection period. 

I had the home inspection done yesterday during the option period.

I suggest you simply stick to a letter stating the law, timelines, and the fact that the inspections which should have been done by the landlord and given to you were not done in compliance with CA law.
