Due diligence ends on Tuesday, and the seller has indicated no negotiation or repairs will be made.I have a walkthrough with my contractor on Sunday, but I'm trying to determine whether what I know is enough to decide whether to purchase or withdraw from the deal.

This is my 7th purchase and 5th flip.

I really want to jump into it as soon as possible but I know an emotional purchase is not smart.

The RGV itself has several great investments and worth investing here for multi family.I recently sold a 18 unit a month ago and my same investor is purchasing another 36 unit from me and after funding he'll be picking up another 38 from us, this gives you an idea of opportunity in the area. 

My main question is for condo-purchasing: If I purchase a condo in let's say Brickell or Wynwood, could I say it is more likely to rise in value long-term (15-20 yrs) vs. a duplex in Miami shores?

My last purchase is up over $540k over purchase and rehab costs.  

If “wholesaler” (used in the sense of contract flipping, not people who close on purchase and resell) were required to disclose in writing to home sellers that they are not purchasing the home, are only trying to “flip” the contract, and the sale will only close IF a buyer at a higher price can be found, would this eliminate the need (if a need does exist) for government regulations being enacted and or for “wholesalers” to be licensed real estate agents?
