I have recently begun working with an individual to help me with paperwork and other tasks.My top three tasks as of now are (after training): 1.

This would be a private money loan where an individual is lending me money for 30 years, much like a bank.

They generate 2200/month.

My property manager told me he's seen people do this, only to have the corporate veil easily pierced in a lawsuit because the mortgage is still under the individual's personal name.  

Every income property has two separate income streams, one generated by the property the other by your cash/ equity.Buying cash flow today costs twice as much as the prevailing mortgage interest rates based on the opportunity value of money to investors. 

Many investors also don't/can't add value and, therefore, can't absorb the correction and generate a positive return.My comments are geared more towards cash flow than market value plays.

I'm searching for recommendations for HVAC contractors and companies that are investor friendly and have experience converting ~100 year old central boiler buildings to individual furnace and AC. 

I hand wrote letters on their “free” printer paper, and individually taped them to mailboxes.

Of course this is all subjective to the individual and not one size fits all.
