I was so focused on the acquisition side I never learned the most important part is the business side of getting the return for the next 20 years and that is where the rubber meets the road.

So this all boils down to underscoring the importance of doing thorough due diligence on the sponsor.

Of course, adding value to others is important as well but with your experience & vision, you can add value to a lot of people.

Let's ask the important questions:where you guys bartend at?

A deal is when you have:A- analyzed a property acquisition/sale, B - know the numbers, C -have a plan to execute the agreement,            and...here's the most important part...D - you are going to make money on it...and you know how much...and when.What I would recommend you do:1 - Get out of the deal while you still can.2 - Learn what to do...before you do it.3 - Get your financing together before you make offers4 - Get out of the deal,..."

The most important quality that I look for is someone who picks up the phone and/ or returns calls promptly.

Is the storage important to them?
